How Deflection in Lintels Can Impact Doors & Windows In Timber Residential Structures

Understanding serviceability in structural design goes far beyond just “meeting the code.”

In every project, we must consider how deflection and movement will actually affect the building and the people using it.

Poorly controlled deflection can impact doors, windows, drainage, long straight wall lines, and brittle finishes like tiles or plaster. It can also affect partitions sitting under or supported by beams. And depending on the room’s purpose, like a gym room, occupants may be far more sensitive to vibrations.

Serviceability is ultimately about understanding how the space will be used and what materials are involved.

The same deflection limits do not suit every situation, and good engineering means choosing limits that protect both the structure and the user experience.
